Investment Property

Our management team charges a management fee of 20% of the scheduled rental rate as stated in the Management contract.

The Management fee includes:

  • Monthly fiscal reporting to the owners.
  • Monthly Statements of account on rental revenues.
  • Regular inspections to the property and provide photo documentation to you.
  • Pre and post occupancy inspections of the property.
  • Advertising your property on our state of the art website.
  • Screening prospective applicants.
  • Converting rental inquiries into bookings.
  • Addressing the renters concerns during the rental period.
  • Qualifying the prospective renters and eliminating undesirable applicants.
  • Communicating with owner clients when their property requires maintenance or repairs which may impair the properties appeal or the enjoyment of the tenants.

The rental fee does not include the following items:

  • Check in and out cleanings of tenants.
  • Repair and maintain your property using reputable contractors
  • Exterior Property Maintenance and landscaping.
  • Contingency fee.
  • Co-ordinate utility accounts, cleaning appraisers, adjusters, repairmen etc,*
  • Refilling propane tanks for cooking and heating.
  • Emergency issues requiring immediate attention.
  • Special instructions by the owner.

* Bill payment services are mandatory for all foreign owners to ensure utility services are not interrupted for non payment by the municipality.

The property owner agrees to maintain a sinking fund of $300.00 USD to provide for essentials, utilities and repairs. Any individual expense over $100.00 USD must be authorized via email by the owner before disbursement of funds.

The owners understand that 8 weeks will be allocated for their personal use for which no management fees will be applicable. Any occupation of the property other than those 8 allocated weeks will be billable at the rate of 20% of the scheduled rental rate for that period. No commissions are payable while the property is vacant. Owners are permitted to change their week selection once during the period of the rental contract. It must be in writing and be confirmed by the management team. There are No exceptions to this.

The owner acknowledges that Life’s A Beach Realty shall not be held responsible or liable for any loss, damage, injury or any other occurrence what-so-ever to the subject property, its contents or any occupants during the management period.

The property owner agrees to provide liability insurance on the subject property and forward a copy to Life’s A Beach Realty.

Rental Schedule Sessions

  • Sept 1 - Dec 15
  • Dec 16 - Jan 15
  • Jan 16 - April 15
  • SEMANA SANTA
  • May 1 - June 30
  • July 1 - July 31
  • Aug 1 - Aug 31

Statement of Accounts

All net rental income shall be deposited as instructed via email to the owner’s accounts as follows:

  • First of the month: Half of rental proceeds less 20% commission
  • End of the month: Second Half of the net proceeds

Life's A Beach Realty does not “hold” owner’s revenues and all owners are responsible to provide deposit instructions. Owners assume all wire transfer costs. Payment to contractors or other third party payouts must be authorized via email per occurrence.

Life's A Beach Realty reserves the exclusive right to terminate this agreement for any reason whatsoever, at any time, during the period of the management agreement by email to the owners email address as determined.

Personal Property Rented by the Owner

Life’s A Beach Realty agrees to provide property management services to the client the following terms and conditions:

The owner acknowledges that Life’s A Beach Realty shall not be held responsible or liable for any loss, damage, injury or any other occurrence what-so-ever to the subject property, its contents or any occupants during the management period.

The property owner agrees to provide liability insurance on the subject property and forward a copy to Life’s A Beach Realty.

Life’s A Beach Realty will charge a nominal fee to manage personal property on behalf of contract clients.

The monthly management fee does not include the following expenses and disbursements:

  • Pre and post occupancy cleaning and inspection with each rental.
  • Addressing the renters concerns during the rental period.

  • Repair and maintain your property using reputable contractors.
  • Exterior Property Maintenance and landscaping.
  • Co-ordinate utility accounts, cleaning appraisers, adjusters, repairmen etc.
  • Refilling propane tanks for cooking and heating.
  • Emergency issues requiring immediate attention.
  • Communicating with owner clients when their property requires maintenance or repairs which may impair the properties appeal or the enjoyment of the tenants.
  • Special instructions by the owner in maintaining their property.
